What is a mold inspection?

A mold inspection is an independent third-party assessment of a property’s indoor environment to identify moisture sources, hidden microbial growth, and indoor air quality issues that affect occupants. A qualified Indoor Environmental Professional (IEP) performs a visual inspection of the structure, uses moisture meters, thermal imaging, and borescope access when needed, and collects air, surface, and material samples under chain of custody. Samples ship to AIHA-LAP accredited third-party laboratories for analysis. The deliverable is a written report identifying any contamination, its likely source, and the conditions that allowed it to develop. In Florida, mold assessment is licensed by the Department of Business and Professional Regulation under FS 468.8419, which prohibits the same firm from inspecting and remediating, ensuring independence. Reports are written to hold up with insurers, healthcare providers, real-estate transactions, and counsel. PureSpec is assessment-only and performs every inspection personally, from a single air test or insurance-claim documentation to complex residential and commercial mold investigations and indoor air quality investigations.

    Moisture mapping

    Pin and pinless moisture meters identify elevated wall, floor, and substrate moisture invisible to the eye. The recurring failure pattern in Florida envelopes hides here.

    Thermal imaging

    Infrared imaging surfaces temperature differentials that often correlate with hidden moisture, insulation gaps, or HVAC anomalies invisible at first glance.

    HVAC evaluation

    Coil, plenum, return, condensate pan, and ductwork assessment. The #1 hidden vector for indoor mold in Florida buildings, and the single most-overlooked subsystem in conventional inspections.

    Targeted sampling

    Air, surface, swab, ERMI, HERTSMI-2, mycotoxin, Pathways™, VOC, or formaldehyde, only the tests the building is asking for, collected under chain of custody.

    Lab analysis

    Samples sent to AIHA-LAP-accredited third-party laboratories. Results returned typically within 24 to 72 hours of receipt.

    Remediation protocol when warranted

    If the report identifies remediation-grade mold, Daniel writes the IICRC S520-aligned protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. Florida law prohibits the same firm from inspecting and remediating, so the protocol stays independent of the work crew.

How is PureSpec different from other mold inspectors?

Two things: the inspector and the independence. Daniel personally performs every inspection, he holds a Bachelor of Science in Microbiology, the ACAC Certified Microbial Investigator credential, and worked as a mold lab analyst before founding PureSpec. And we are assessment-only by design, Florida ethics prohibit the same company from inspecting and remediating, so we never refer remediation work for kickbacks. The report is the deliverable.

Do you do mold remediation?

No. PureSpec is a third-party assessment firm only. We inspect, sample, analyze, and write protocols, you hire a separate remediation contractor to perform the work. This separation is required by Florida ethics and protects the integrity of the inspection.

Can I hire PureSpec for just a mold test?

Yes. If all you want is mold testing, air samples, surface samples, or specialty panels like ERMI, Daniel performs exactly that at standard rates, with the same chain-of-custody and accredited-lab analysis as a full investigation. Because PureSpec is assessment-only, there is no incentive to talk you into a bigger scope than your question needs.

Do you provide mold documentation for insurance claims?

Yes. Insurance work is a core part of the practice: chain-of-custody sampling, AIHA-LAP accredited lab results, and a written report built to hold up with insurers, adjusters, and counsel. PureSpec works directly with insurance adjusters and with homeowners documenting a claim after a leak, flood, or storm.

What does the inspection cost?

Every inspection is founder-performed by Daniel Melendez, a microbiologist and licensed Florida mold assessor, with any samples analyzed by accredited third-party labs and a plain-English report you can act on. Yes, PureSpec is often referred by healthcare professionals and has experience working with clients diagnosed with CIRS or MCAS. We do not diagnose, treat, or provide medical advice. All testing is environmental documentation only.
