PureSpec does not guarantee how any third party will interpret, accept, rely on, or act upon a report.

What is a mold inspection?
A mold inspection is an independent third-party assessment of a property’s indoor environment to identify moisture sources, hidden microbial growth, and indoor air quality issues that affect occupants. A qualified Indoor Environmental Professional (IEP) performs a visual inspection of the structure, uses moisture meters, thermal imaging, and borescope access when needed, and collects air, surface, and material samples under chain of custody. Samples ship to AIHA-LAP accredited third-party laboratories for analysis. The deliverable is a written report identifying any contamination, its likely source, and the conditions that allowed it to develop. In Florida, mold assessment is licensed by the Department of Business and Professional Regulation under FS 468.8419. Florida regulates mold assessment and remediation under Chapter 468, Part XVI. Section 468.8419 places project-specific restrictions on assessors and remediators working on the same structure within specified 12-month periods, subject to statutory exceptions. PureSpec is assessment-only and does not perform remediation. Reports document the observations, methods, measurements, and laboratory results behind each finding. PureSpec performs every inspection personally, from a single air test or insurance-claim documentation to complex residential and commercial mold investigations and indoor air quality investigations.

The depth of each stage adapts to your situation. Tracer smoke testing, borescope inspection, and specialty sampling happen when conditions warrant, not because a fixed checklist says so.

Humidity and dew point
Temperature, relative humidity and dew point are recorded room by room, with an outdoor reference, because a surface colder than the dew point collects water without any leak.

Indoor air quality screening
Real-time particle counts across size channels, with on-site carbon dioxide, VOC and formaldehyde screening, room by room. Screening, not laboratory analysis.

Comprehensive HVAC evaluation
Each air handler is opened and checked: blower compartment, coil, drain pan, supply and return plenums, filter, and the attic duct runs it feeds. A frequent hidden source of indoor mold in Florida buildings, and one routinely skipped by conventional inspections.

Tracer smoke testing when needed
Smoke makes local air movement visible at the HVAC system and around penetrations and openings; temperature, humidity and surface-temperature readings help evaluate whether condensation is possible.

Mold visual inspection
Daniel personally walks every accessible space in the property. No subcontractors, no shortcuts, no checklists rushed through.

Thermal imaging
Infrared imaging surfaces temperature differentials that often correlate with hidden moisture, insulation gaps, or HVAC anomalies invisible at first glance.

Moisture mapping
Pin and pinless moisture meters identify elevated wall, floor, and substrate moisture invisible to the eye. The recurring failure pattern in Florida envelopes hides here.

Targeted sampling
Air, surface, swab, ERMI, HERTSMI-2, mycotoxin, Pathways™, VOC, or formaldehyde, only the tests the building is asking for, collected under chain of custody.

Lab analysis
Samples sent to AIHA-LAP-accredited third-party laboratories. Turnaround depends on the laboratory panel.

Written report
Plain-English report with photographs, laboratory data when sampling is performed, moisture readings, observations, limitations, and assessment conclusions. Organized so the client and relevant third parties can follow the observations, methods, data, and basis for the findings. Third-party acceptance, insurance coverage, legal effect, lending decisions, and other outcomes are outside PureSpec's control.

Remediation protocol when warranted
If assessment findings support professional remediation, Daniel can write, as an optional add-on quoted separately, the IICRC S520-aligned protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. PureSpec does not remediate, so the protocol stays independent of the work crew.

PureSpec Environmental is an independent mold inspection practice headquartered in Winter Garden in the Orlando metro, serving all 67 Florida counties. Central Florida is home turf at standard rates: Orange, Lake, Seminole, Osceola, and Polk counties, including Orlando, Clermont, Winter Garden, and Kissimmee. How is PureSpec different from other mold inspectors?
Two things: the inspector and the independence. Daniel personally performs every inspection, he holds a Bachelor of Science in Microbiology, the Council-certified Microbial Investigator credential, and worked as a mold lab analyst before founding PureSpec. And we are assessment-only by business model. PureSpec does not perform remediation and does not accept or pay referral compensation to remediation companies. The report is the deliverable.
Do you do mold remediation?
No. PureSpec is a third-party assessment firm only. We inspect, sample, analyze, and write protocols, you hire a separate remediation contractor to perform the work. Florida Statute 468.8419 places project-specific restrictions on assessors and remediators working on the same structure within specified 12-month periods, subject to statutory exceptions. PureSpec is assessment-only regardless.
Can I hire PureSpec for just a mold test?
Yes. If all you want is mold testing, air samples, surface samples, or specialty panels like ERMI, Daniel performs exactly that at standard rates within Central Florida, with a custom quote outside that coverage area and the same chain-of-custody and accredited-lab analysis as a full investigation. PureSpec performs assessment and testing only and does not provide remediation. Clients hire a separate contractor when corrective work is needed.
Do you provide mold documentation for insurance claims?
Yes. PureSpec can document environmental conditions that may be relevant to an insurance claim through inspection observations, photographs, moisture data, chain-of-custody sampling when warranted, accredited-laboratory results, and a written assessment report. PureSpec does not determine insurance coverage, policy causation, claim validity, or whether an insurer must accept or pay a claim. Those decisions belong to the insurer and other appropriate professionals. PureSpec also works with insurance adjusters on environmental documentation.
What does the inspection cost?
Every inspection is founder-performed by Daniel Melendez, a microbiologist and licensed Florida mold assessor, with any samples analyzed by accredited third-party labs and a plain-English report you can act on. Do you work with clients who have CIRS or MCAS?
Yes, PureSpec is often referred by healthcare professionals and has experience working with clients diagnosed with CIRS or MCAS. We provide detailed environmental data, sampling, lab analysis, building condition documentation, that your healthcare provider can interpret in the context of your medical evaluation. We do not diagnose, treat, or provide medical advice. All testing is environmental documentation only.
